When a practice charges a percentage of your total build cost (often between 2% and 5%+), you are immediately placed at a disadvantage. It inherently discourages cost saving design and leaves your architectural budget entirely at the mercy of the fluctuating construction market.

To give you an accurate, fixed fee, we categorise projects based on their scale. Here is a breakdown of how we define our projects so you know exactly where you stand:

  • The Mini-Project: Perfect for those smaller, but highly impactful, home improvements. This includes internal reconfigurations of 2 to 4-bedroom houses, small single-storey extensions, loft conversions (without dormers), garden rooms, outbuildings, and porches.

  • The Small Project: Stepping up slightly, this category covers internal reconfigurations of larger 4 to 5-bedroom homes, small to medium extensions, wraparound extensions, loft conversions with dormers, and larger garden rooms or outbuildings.

  • The Medium Project: For more substantial transformations. This includes internal reconfigurations combined with large single or double-storey extensions (or both!). We also include projects requiring Listed Building Consent in this tier, ensuring the heritage of your property is handled with the utmost care.

  • The Large Project: For major undertakings. This covers large extensions (both single and double-storey) with associated works, including specialist constructions and extensive listed building works. It also encompasses new build houses of approximately 150-200 square meters.

  • The Complex Project: Sometimes, a project isn't necessarily massive in scale, but requires highly specialised attention to detail. This could be a totally unique listed building, a commercial complex, or a multi-unit housing development. Whether it’s meticulously detailing traditional windows for a heritage asset or designing a modern apartment block for a developer, we tailor a specific fixed fee that reflects the intricate nature of the work.
